Highway Access

Overland Park sits at the intersection of I-435 (the metro's ring highway), I-35 (north to downtown KC), and US-69 (south toward Miami County). The College Blvd / 119th Street corridor is the corporate heart of JoCo — if you work there, south OP puts you within 10 minutes. For downtown KC commuters, north OP near I-35 offers a 25-minute drive. Metcalf Avenue is the north-south commercial spine. K-10 provides a quick westbound route to Olathe and Lawrence. In Kansas, purchase offers are written using the Kansas Association of Realtors contract. Earnest money in Johnson County typically runs $1,000-$5,000 for homes under $500K and $5,000-$10,000+ for luxury properties. Your agent negotiates price, closing date, contingencies, and any included items (appliances, window treatments, etc.).

Inspection & Due Diligence

Kansas doesn't require inspections, but you'd be foolish to skip one in JoCo. A full home inspection ($400-600) covers structure, HVAC, plumbing, electrical, and roof. Radon testing ($150-200) is strongly recommended — parts of Johnson County have elevated radon levels, and mitigation is straightforward ($800-1,200) if needed. Sewer scope ($200-300) is also smart for older homes.

Negotiate Repairs

After inspection, you negotiate repairs or credits with the seller. In JoCo, the norms shift with market conditions — in a seller's market, buyers accept more as-is. Close

Closing in Kansas takes 30-45 days from accepted offer. Kansas uses title companies (not attorneys) for closings. The buyer typically pays for title insurance, the lender's title policy, recording fees, and their share of prorated taxes. Total closing costs in JoCo run 2-3% of purchase price. Kansas charges no transfer tax — that's a Missouri-side cost you don't pay here.

Kansas-Specific Details to Know

  • Kansas is a title-company state, not an attorney state — your title company handles the closing, title search, and escrow.
  • No transfer tax in Kansas (Missouri charges $0.50 per $500 of purchase price).
  • Kansas uses a 'vesting' system for property ownership — discuss with your title company whether to hold as joint tenants, tenants in common, or transfer-on-death.
  • Property taxes are paid in arrears in Kansas — at closing, the seller credits you for the portion of the year they occupied the home. Budget for a full year's tax bill coming due the following December.
  • Kansas has no state-level requirement for seller disclosures, but JoCo custom is to use the KBAR (Kansas Board of Realtors) seller disclosure form. Tara always requests this.

What to Expect: Weather, Culture & Lifestyle

Four real seasons, and you'll have opinions about all of them. Summers are hot and humid (90s with humidity, July-August). Winters are cold but not brutal — a few ice storms per year, occasional heavy snow, but nothing that shuts the city down for more than a day. Spring and fall are spectacular. Tornado season (April-June) is real but overblown by coastal stereotypes — Johnson County has excellent warning systems and well-built homes. Culturally, Overland Park leans family-oriented and suburban. The dining scene has matured significantly — 135th Street between Nall and Metcalf is a genuine restaurant row with options from sushi to BBQ. Shopping ranges from Town Center Plaza (upscale) to Oak Park Mall (department stores). Nightlife is downtown KC territory — OP is where you raise the family, KC is where you go out. The JoCo library system is consistently rated #1 in the country, and the parks and trail network is extensive.
